Across the board the Naples real estate market has certainly gone up, even over the last six months. With larger corporations moving their headquarters to the Naples and Estero area, property values and home prices have skyrocketed over the last three months. There are currently 8356 homes for sale within the Naples area from North Naples just South of Bonita Springs all the way to South Naples North of Marco Island. Naples incorporates quite a large area including North Naples, Naples Park, Pelican Bay, Urban Estates, Olde Naples as well as the surrounding communities along I-75 and Golden Gate. Home prices currently are price from about $55,000 for smaller single-family homes, foreclosures and lots and land to over $19 million for luxury single-family homes and estates. (Home prices over $10 million are typically found in Port Royal)

The average listing price in Naples over the last month have actually gone down about 3% or $24,000 at $771,000. This is pretty typical as we headed to the school year and fall. The majority of home prices peaked between June July and August and then head back down slightly into the fall, although not typically lower than they were at the beginning of the year. The median sales price however for the entire Naples area is up 23% over last year at this time topping out at $245,000. Of the over 8000 homes for sale 3000 of them are foreclosures and over 5300 are seller/owner’s. Foreclosures have gone down over the last couple of years and we are seeing more short sales and foreclosures meaning homeowners are working with their lenders to sell the property for less than they owe.

Some of the more popular neighborhoods continue to be Olde Naples, Park Shore, Moorings, Port Royal and Royal Harbor all seeing an average listing price of about 1.2 million to $1.6 million with Port Royal’s average listing price at about 8.5 million.

So have property values gone up?

It all depends on the last time you checked. If you haven’t sold a house in 10 years, your property values probably have gone up slightly since 2003. If you recently purchased a home in the last five years, the good news is that your home prices and property values have gone up dramatically over 2007 and 2008 prices. If you purchase the home last year, your prices have gone up slightly but not overly increased depending on the neighborhood you purchased in and location.
